The Geplant+Ausgeführt prize is awarded every year at the International Crafts Fair in Munich.

We are delighted that our Rustico in Garngnano was awarded 2nd prize.

It was planned by Titus Bernhard Architekten BDA (Augsburg), executed by the companies Schleitzer, Gärtner von Eden (Munich) and the Italian companies Arredis from Klausen, Ingenieurbüro Herbert Mayer (Bolzano) and Rattiflora: Casnate con Bernate (Como).
In a fantastic location, high above Lake Garda, a new and extraordinary rustico was built from a former greenhouse for lemons ("Limonaia"), which demanded a high degree of ingenuity, innovation and originality from the architects, engineers, craftsmen and landscapers.

Building regulations, the steep slope with very limited expansion options and a comprehensive room program required unusually creative design and construction solutions as well as a high level of craftsmanship for the spacious new construction of a multi-layered building complex.

In a masterpiece of mining engineering, the ancillary rooms were relocated underground into the slope, saving space and freeing up room for the design of the outstanding ambience. The result is a remarkable residence with a guest wing, an outdoor pool in front and a framing mountain garden.

The building, constructed with traditional quarry stone masonry, blends in perfectly with the mountain landscape and creates an almost archaic atmosphere. The double-shell masonry with core insulation meets the energy requirements. At the same time, it corresponds with the exterior and interior surfaces, which are also made of natural stone, thus creating a flowing context between the interior and exterior, resulting in a thoroughly composed aesthetic and a feeling of security throughout the rustico.

The view over the pool, which is built right up to the edge of the slope and seems to float indefinitely above the lake, is almost supernaturally fantastic - this view over Lake Garda is truly unique.

The project is exemplary of the high level of quality that can be achieved through the interplay of architecture and skilled craftsmanship. The jury honored this subtle project with 2nd prize.
