The loft-like office in Martini Park in Augsburg was created by revitalizing a former warehouse. After the departure of numerous industrial companies from the industrial location of Augsburg to the Far East, the buildings lay derelict for a long time. The old industrial buildings of a former textile company on the site of today's Martini Park are gradually being refurbished, modernized and put to new uses.

The design idea is based on a clear concept: Within the grid provided by the old steel columns, a central core module made of lightweight walls is erected. This core was deliberately not planned to be room-high in order to leave the view of the continuous barrel-vaulted ceilings unobstructed, which reinforces the loft-like atmosphere of the office spaces. The central module houses two service areas - a meeting room and a room for printers, photocopiers and material storage.

The core area is framed by four further zones: the foyer with the reception, kitchen module and event area forms the public zone.
This is followed by the zone housing the employees' workstations, the management area and a gallery area.

The office loft has an open and spacious layout and is predominantly white. The steel supports that have been preserved from the old building, the barrel-vaulted ceiling and the floor exude industrial charm and are reminiscent of the history of the space.

Within and at the interfaces of the individual zones, floor-to-ceiling curtains are used to flexibly open up or screen off individual areas as required. In addition to providing privacy, the 1,200 m² of curtains also improve the room acoustics. Custom-made furniture and accents with design classics and a Venetian chandelier, together with contemporary art, round off the design concept.
