Residential and commercial building Ulmer Strasse, Augsburg
Due to the current difficult situation on the housing market in Germany, the city of Augsburg also urgently needs a larger supply of affordable and socially subsidized housing. Citizens with lower incomes are also entitled to good living space and attractive architecture. In addition, a local supply center for the entire development area with a full-service supermarket, drugstore, cafés and smaller stores is to be integrated into the planning.
In a feasibility study, we first examined the various options for fast, cost-effective and efficient residential construction with different typologies in the large former barracks area of the city of Augsburg. The urban design forms a significant northern end to the former Reese barracks site and at the same time a southern side of the street space towards Ulmer-Straße. A concept for around 140 residential units is now being realized as an arcade type.
All apartments are barrier-free, some of which are handicapped accessible. The range of apartment types on offer meets the need for different forms of cohabitation as well as areas for social interaction, communal facilities and individual retreats. The public areas, supermarkets, cafés and retail outlets are located on the ground floor, as are the entrances to the apartments above. The floors above are purely for residential use. On the first floor there is a spacious garden area that integrates the adjacent park of the new development into the building and connects the communal areas and playgrounds for the residential units. All apartments are consistently south-facing towards the park. The real rent is a reasonable EUR 6.50 to EUR 9.50 sqm/sqm.
