
New residential and commercial building on Ulmer Strasse - in planning
Due to the current difficult situation on the housing market in Germany, the city of Augsburg also urgently needs a larger supply of affordable and socially subsidized housing. Citizens with lower incomes are also entitled to good living space and attractive architecture. In addition, a local supply center for the entire development area with a full-service supermarket, drugstore, cafés and smaller stores is to be integrated into the planning. In a feasibility study, we first examined the various options for fast, cost-effective and efficient residential construction with different typologies in the large former barracks area of the city of Augsburg. The urban design forms a significant northern end to the former Reese barracks site and at the same time a southern side of the street space towards Ulmer-Straße. A concept for around 140 residential units is now being realized as an arcade type. All apartments are barrier-free, some of which are handicapped accessible. The range of apartment types on offer meets the need for different forms of cohabitation as well as areas for social interaction, communal facilities and individual retreats. The public areas, supermarkets, cafés and retail outlets are located on the ground floor, as are the entrances to the apartments above. The floors above are purely for residential use. On the first floor there is a spacious garden area that integrates the adjacent park of the new development into the building and connects the communal areas and playgrounds for the residential units. All apartments are consistently south-facing towards the park.

Moreover, a shopping center for the whole development area - with full-service providers and a drugstore, as well as cafés and smaller retail stores - is to be integrated in the planning. In a feasibility study, we first checked the different options for fast, cost-effective and efficient housing with different typologies in the large former barracks area of the City of Augsburg. The urban development draft forms a significant northern edge to the former Reese barracks area and at the same time a south-facing edge of the street space on Ulmer Strasse. A concept for around 140 dwelling units is now being implemented as a type of arcade. All flats are barrier-free, and some of them are equipped for the disabled. The range of apartment types corresponds to the requirement for different forms of cohabitation as well as areas for social exchange, joint facilities and individual retreat. On the ground floor, there are the public areas, supermarkets, cafés and retail stores as well as access to the flats above. The upper floors are purely for residential use. On the first floor, there is an extensive garden area that integrates the adjacent park of the development area in the building and links the communal areas and play areas for the flats together. All flats are consistently oriented towards the park on the south side.
